Riverdale's Hype

Halstead Property has a report out that says that Riverdale's average sales price per foot is $596, lower than that of Harlem, Park Slope or Williamsburg. The brokerage--the first of the big Manhattan firms to open an office in the northwestern Bronx enclave--stresses the “unparalleled value”, “safe neighborhoods” and “sprawling parks” of Riverdale.

But what would bargain hunters actually be getting when they make the trek out to Riverdale?

Isolated from all subway lines but the 1, the “quick metro swipe to midtown” may actually take longer than Halstead’s description. And the “natural beauty and close-knit community of Riverdale” also goes by another name: suburbia. Will New Yorkers really want to have to drive to the supermarket? Is all that extra space really worth it for the price if you live in Westchester Lite?

Maybe. We looked at Halstead's latest listings for Riverdale--not bad compared to, well, Harlem, Park Slope or Williamsburg.

Forget Riverdale. The Grand Concourse rules! Three express trains and an express bus gets you to midtown in 25 minutes. And at around $225 p/sf, it is probably the cheapest neighborhood to buy a co-op in the city.

Parking in Riverdale is a challenge especially after 6 PM. Getting to the 1 train is a pain because there are many stairway steps to climb down to.

Riverdale Rules. With express bus on corner, a 10 min walk to the 1/9 train, sprawling estates, across the street from some of the best running trails, tennis and golf - Van Cortlandt park is like a free Chelsea Piers. It's the second largest park in New York. It is home to the finest schools in NY. Prices to buy apts are not only low, they are a downright steal compared to Manhattan. Did I mention a 15 minute car ride to mid town and NJ?

I can get to work dowtown 5th Ave and 15th street from Riverdale as quickly as I could from Upper East Side.

I laugh when Mahattanites and their tots move into my building. Their main reason for moving here? Schools.

As for transportation, when the subway went on strike Riverdalians weren't hurting and easily hopped on the Metro North.
